
The why: Background story
The journey of Dr. Sara Razmavar and her husband, Amirali Kavousian, began in 2017 when they acquired Highland Creek Dental. In 2018, they renovated the original location with a design that drew inspiration from their shared love of travel and the cultural elegance of Mexican destinations. Before the acquisition, Dr. Sara had worked there as an associate for eight months. That experience grew her entrepreneurial vision, helping her realize that while the practice had a strong foundation, it was ready to evolve. Amir, who holds an MBA and has a strong passion for business, was deeply involved strategically in shaping the practice’s growth and ultimate relocation. With roots tracing back to Iran, the couple knew one another long before becoming life and business partners. Today, they balance practice ownership with raising two young children, and welcoming their second child during the relocation featured in this story.

The how: Strategic project planning
By 2022, two realities began shaping the next chapter of the practice. The original operatory clinic had reached its physical limits, and discussions with the landlord confirmed that the building had been sold for future condominium development. With a defined timeline on their tenancy, expansion within the existing space was no longer a viable long-term solution. Dr. Sara and Amir were committed to remaining within the same geographic area. The opportunity emerged when their real estate agent found a 2200 sq/ft ground floor unit in a busy single-story plaza just five minutes from their original location. With ample parking and strong visibility, supported by anchor tenants such as Canadian Tire and a busy driving test center, foot and vehicle traffic increased significantly. Planning was thoughtful and precise. Over five months, the couple worked closely with their design, contractors, and equipment team to create seven operatories focused on efficiency, comfort, and long-term growth. They took possession in July 2024 and officially relocated in January 2025.

The results: Technical design features
With detailed interior design drawings guiding the way, the trades translated their vision into a cohesive and inviting space. From the moment patients enter, the clinic feels calm and professionally engaging. Soft light moves across layered textures, while subtle Caribbean influences are expressed through colour tones and materials, rather than through direct Caribbean decorative elements. The reception experience includes a complimentary coffee station, custom lounge seating, and a centrally placed bespoke mirror that subtly invites patients to pause for a selfie to share their visit. Colour is used with tact and purpose in the form of gentle turquoise accents appearing throughout the space. These tones balance warmth with overall synergy and precision. Every material and finish was chosen to feel tactile and welcoming, reinforcing comfort without being visually overpowering. The result is a clinic where design quietly enhances care and leaves a lasting impression.

The outcome: Practice success & community impact
Visitors frequently comment on how warm and refreshingly elevated the clinic feels, reinforcing the powerful role “environment” plays in patient experience, team comfort, and workflow efficiency. Since relocating, Dr. Sara and Amir have seen how thoughtful space planning positively shapes patient engagement as well as team morale. The new clinic provides room to grow, expand services, and elevate care in meaningful ways. The palpable response from the community has been equally strong, with a steady flow of new patients discovering the practice through increased visibility and word of mouth. Although the team moved into the space in January 2025, they chose to wait until October to host their grand opening. This pause allowed them to settle in fully and celebrate with confidence, gratitude, and a deep sense of pride in this new chapter for Highland Creek Dental.
